120,000 sqm Multi-Tower High-Rise Commercial Hub in Singapore: Sub-Millimeter Core Alignment & Skybridge Precision Under Strict BCA Standards

Controlled plumbness across all core column splices within 1/1500 using continuous shop 3D laser-tracker matching, guaranteeing 42-meter aerial skybridges locked smoothly on arrival.

PROJECT OVERVIEW

Project Overview

Constructing a sprawling commercial and tech complex featuring multiple interconnected mid-to-high-rise towers in land-scarce Singapore is an operational tightrope walk. The EPC director’s primary operational fear was dual-layered: Singapore Building and Construction Authority (BCA) and Ministry of Manpower (MOM) safety standards leave zero room for uncertified welds, while extreme urban traffic constraints completely outlawed roadside component staging. Any delay in hoisting would incur massive LTA road fines and bleed tens of thousands of dollars per shift in specialized mobile crane rentals. Crucially, multi-level pedestrian skybridges linking the separate towers demanded that the heavy concrete-filled tube (CFT) columns and steel core trusses maintain near-zero vertical drift, or the long-span aerial bridges simply would not pin together.

Shijie Heavy Industry engineered a "factory-built, urban-ready" prefabricated structural steel system. Fabricating heavy box columns with internal electro-slag welded stiffeners and pre-assembled spatial skybridge modules, Shijie locked cumulative fabrication tolerances within ±1.0 mm via shop 3D laser-tracker scans. Combined with sequenced just-in-time (JIT) containerized shipping mapped directly to crane hook windows, flatbeds were unloaded directly into the vertical core frame without intermediate yard staging. Every multi-story skybridge dropped directly onto its spherical sliding bearings on the first pick, enabling the EPC contractor to top out the core frameworks 2.5 weeks ahead of the BCA milestone schedule.

01

Sub-Millimeter Verticality for Flawless Bridge Hookup

Controlled plumbness across all core column splices within 1/1500 using continuous shop 3D laser-tracker matching, guaranteeing 42-meter aerial skybridges locked smoothly on arrival.

02

100% Pre-Drilled, Zero-Hot-Work Connections

Every joint arrived pre-milled and CNC-drilled, eliminating on-site flame cutting and welding to completely bypass MOM hot-work permit bottlenecks in the city center.

03

Zero-Staging Urban JIT Logistics

Components were packed in containerized sets matching crane-hook hourly schedules, allowing direct offloading from transport flatbeds straight to high-rise elevations.

04

Strict BCA-Compliant Traceability

Each member shipped with complete mill test certificates (MTR), third-party ultrasonic (UT) weld records, and weatherproof QR identity tags, clearing local regulatory audits immediately.

Turning Site Challenges into Engineered Certainty

Proven technical interventions to keep your project on spec, on budget, and on schedule

THE CHALLENGE

Tight urban plot with zero staging area; any delivery delay or offloading queue blocks public roads and triggers harsh LTA fines.

SJ ENGINEERED SOLUTION

Developed a minute-by-minute JIT loading sequence mapped to tower crane charts, ensuring each truck unloaded directly into structural hookups within 30 minutes.

THE CHALLENGE

High-altitude skybridge closure: lateral sway and differential settlement between adjacent towers can twist connecting pins.

SJ ENGINEERED SOLUTION

Conducted shop 3D simulated pre-assembly of the skybridge and tower interfaces; engineered multi-directional PTFE sliding spherical bearings to decouple differential movements.

THE CHALLENGE

Singapore BCA imposes uncompromising standards; any lamellar tearing or weld porosity stops the entire project immediately.

SJ ENGINEERED SOLUTION

Utilized Z35-grade impact-tested steel for thick cruciform joints, executing 100% full-penetration robotic SAW with automated ultrasonic testing (PAUT) records attached.

CLIENT VOICE

Managing high-rise steel in Singapore—especially on a multi-tower development tied together by long-span skybridges—is the kind of job that keeps you awake at night. You’re trapped between LTA road rules and BCA safety audits. We had zero on-site staging space; if flatbeds backed up or hoisting stalled, city traffic ground to a halt and fines rolled in. Even worse, a single unapproved weld or defect flagged by BCA inspectors would freeze site operations immediately.

My biggest anxiety was the closure of the two 42-meter aerial skybridges on level 8. If the steel core plumbness between the towers deviated by even 5 millimeters, the bridge truss simply wouldn't pin together in mid-air. When Shijie’s shipment arrived, every piece carried clear waterproof digital tracking tags. Trucks rolled in, and the cranes picked members straight off the trailers. On the day we hung the skybridge, it lowered into the spherical bearings, and the pins shot straight through the holes on the first try. In thirty years of managing builds in Singapore, I've rarely experienced such smooth, zero-rework execution. Shijie saved us 2.5 weeks on our master schedule.
